Case Study: Integrated Stormwater Management Plan at Wesview Industrial Park

As a developer committed to enhancing the environment through innovative best management practices, Wesgroup embraced the challenge of resolving some long-standing stormwater issues at its Wesview Business Park in the Calgary area.

Rocky View County and the business owners in the area faced major operational hurdles in attempting to find ways to dispose of stormwater on-site. Most methods are costly and burdensome and often created issues for adjacent owners and neighbouring jurisdictions.

Firm building hub of Industrial Activity

by David Parker

Throughout the slowdown that other sectors had to struggle through over the past couple of years, our industrial real estate sector still fared fairly well. And it has been the first to attract new business, especially in serving the transportation industry.

It's 15 years since I left the former Calgary Economic Development Authority and during my time there, its focus was on promoting Calgary as a transportation hub. Thanks largely to key air cargo infrastructure, rail intermodals and an abundance of truck transportation facilities, this city has become a huge distribution centre with millions of square feet of warehouse space. We have attracted many new companies and investors and another new industrial park is being built just outside the southeast city limits in Rocky View County on 100th Street S.E. north of Glenmore Trail.

Wesview Industrial Park is a project by Wesgroup, a respected Vancouver-based company that has built more than 2.5 million square feet of industrial real estate in the Greater Vancouver area and owns enough land there to double that figure.

Agreement with province a breakthrough: Councillor

Permission to discharge excess stormwater into a provincially-owned wetland will allow an industrial park to be built in an area plagued by floods.

After discussions with Alberta Sustainable Resource Development and Alberta Environment (AENV), the developer of Wesview Industrial Park obtained approval to discharge storm water into the wetland, owned by AENV.

Bruno Thielmann, director of land development of Vancouver-based Wesgroup, said the arrangement will allow the 118-acre industrial park to proceed. "We will be able to develop these lands," he said. Wesview is located just east of 84 Street and north of Highway 560.

Rocky View County's councillors sitting as members of a standing policy committee saluted the achievement, during a May 18 regular meeting.
